16. Permitted Dealings Assignment of whole with Landlord’s prior consent not to be unreasonably withheld or delayed. Assignment of part, underletting of whole or part is not permitted. Sharing of occupation by a group company is permitted only for so long as both companies remain within the same group

17. Landlord and Tenant Act The Lease will be excluded from the Landlord and Tenant Act 1954

18. Parking Spaces _ parking spaces will be allocated to the Premises, within such part of the Development as the Landlord may from time to time specify (1 space per 240 square feet net internal area of the Premises)

19. Repair The Tenant will be responsible for internal non-structural repair. The Landlord will maintain and repair the exterior, structure and roof, and common parts of the Development

20. Decoration The Tenant is to redecorate the interior of the Premises every five years and in the last six months of the Lease term

21. Insurance The Landlord will insure the Premises. The Tenant is to reimburse the insurance premium to the Landlord on demand

22. VAT Vat will be payable on the rent, service charge and other payments under the Lease

23. Rates The Tenant will be responsible for rates, water, electricity and other outgoings supplied to the Premises. The Premises will be supplied with separate meters

24. Legal Costs Each party is to be responsible for its own costs in completing the Lease and any associated documents

25. Other Terms The Lease will be on the standard terms for leases of units on the Development

26. Agreement for Lease The parties will enter into an Agreement for Lease as soon as possible, to confirm their mutual commitment to the project
